Conveyancing costs

Our costs cover all of the work required to complete the purchase or sale of your home, including dealing with Registration of ownership at the Land Registry and the payment of Stamp Duty Land Tax (Stamp Duty). Our basic fees for a house sale or purchase (our fees to you but not including third party charges or “disbursements”)  are calculated on the value of the property. VAT is added to all prices shown at the current standard rate of 20%, if the rate changes the new rate will be applied:

Additional fees are charged in the following circumstances:

Mortgage £180 plus VAT
Unregistered £120 plus VAT
Transfer of Part £120 plus VAT
Leasehold £240 plus VAT
Retirement £240 plus VAT
New Build £240 plus VAT
Freehold with Management Company £240 plus VAT
Subject to a Tenancy £240 plus VAT
Purchase as a Company £240 plus VAT

 

Fees for other types of transaction

Lease Extension £840 plus VAT
Transfer of Equity £840 plus VAT
Re-mortgage £840 plus VAT

 

Disbursements

These are sums which have to be paid to third parties and can include search fees, Land Registry fees, identity and anti-money laundry checks, bank transfer fees, stamp duty land tax etc. We handle these payments on your behalf and these sums are paid in addition to our fees as stated above. An advance payment will be requested for disbursements we pay on your behalf. Further information will be provided if you ask us for a quote.

Some disbursements – search fees, Land Registry fees, identity and anti-money laundry checks, bank transfer fees, are subject to the addition of VAT at 20%

The exact disbursements required will vary according to the circumstances and the lists below are not exhaustive but apply in typical circumstances

Disbursements in a purchase may include:

ID and AML checks £14.40 per person + VAT
Search fees and submission fees £400 approx
Telegraphic transfer fees £30 plus VAT
Land Registration fee linked to value
Stamp Duty Land Tax linked to value

 

Disbursements in a sale may include:

ID and AML checks £14.40 per person + VAT
Land Registry official copies £30 plus VAT approx
Telegraphic transfer fees £30 plus VAT
Land Registration fee linked to value, usually between £45 and £1,105
Stamp Duty Land Tax linked to value – see below

 

In a leasehold sale your freeholder and/or management company are asked to provide information, and typically charge between £200 to £500 plus VAT for this

Stamp Duty Land Tax

If you buy a property or land over a certain price in England or Wales, when you complete the purchase you need to pay either:

  • Stamp Duty Land Tax, or
  • Land Transaction Tax

The amount you will need to pay depends on factors including the purchase price of your property. You can calculate the amount you will need to pay by using the Stamp Duty Land Tax calculator (if the property is in England) or the Land Transaction Tax calculator (if the property is in Wales).

Transactions which do not complete

If your transaction does not finish for whatever reason, we will charge a proportion of the fee depending upon the stage that the transaction has reached.
